Market Nature and Trends

A green mortgage is a housing loan that is granted under more favorable terms for the purchase of high-energy-efficiency properties (class A or B) or for financing energy improvements to existing homes (1). This type of financing is in line with European ESG (Environmental, Social, and Governance) standards and becomes a competitive advantage for builders who build high-efficiency buildings (2).

Key Analytical Parameters

1. Interest Rate Discounts (Preferences): The main advantage is a reduction in the interest rate, which usually varies between 0.10% and 0.5% compared to standard mortgage loans. For a loan of 200,000 leva for 20 years, this discount can lead to savings of thousands of leva in interest over the entire term of the loan (1).

2. Efficiency Requirements: In order for the client to benefit, the property must have an Energy Performance Certificate (Energy Passport) Class A or B, issued by a licensed assessor. In the absence of such, specific efficiency measures (insulation, solar panels, heat pumps) can be financed (1).

3. Economic Impact: In addition to the bank rebate, green homeowners realize significant long-term savings from lower heating and cooling overhead costs. Additionally, energy-efficient properties are expected to retain higher market value and liquidity in the future (3).

4. Banking Offering: The product is widespread. Leading banks such as UniCredit Bulbank, UBB, First Investment Bank (FIB) and Postbank have active green lending programs, which increases competition in the segment (1, 3).
